🔹Brüt m² is the gross area, which may include walls, balconies and, depending on the calculation method and project documents, a proportion of communal areas.
🔹Net m² is the living space inside the apartment: the area you actually use every day.
Two apartments advertised as 100 m² brüt can therefore have very different usable areas.
Do not rely only on the large number in a property advertisement. Always ask:
📌Is it brüt or net?
📌What exactly is included in the calculation?
📌Which area is stated in the official documents?
📌What is the apartment's actual internal floor area?
At Mercury Investment, we consider the property's characteristics, documents and layout alongside its price and floor area, helping you understand the details before deciding to buy.
