In Turkey, the terms of the rental contract are important. If it specifies a notice period, an early termination procedure or other tenant obligations, breaching them can lead to financial claims from the owner.
Commercial property requires particular care. If a tenant leaves before the agreed date and the premises remain empty for a time, the landlord may seek compensation for the losses incurred.
This does not necessarily mean the tenant automatically owes all the remaining rent. Any compensation depends on the circumstances: the contract's terms, the possibility of re-letting the property, the owner's actual losses and other factors.
Before moving out early, check:
▪️ the termination notice period
▪️ early termination terms
▪️ provisions for compensation and potential losses
▪️ deposit return arrangements
▪️ how the handover to the landlord is documented
A verbal agreement with the owner may not be enough. If both parties agree to end the rental early, it is safer to record this in writing and keep proof of the property handover❗️
Before vacating an apartment, office, shop or other premises early, review the contract and assess the possible financial consequences.
